A Nice Price

» No. 1 Stryd y Brython, Parc Brynhyfryd

This property went on the market on September 9th. On September 11th, Cavendish Ikin's signage contractor, Humphreys's Signs, erected a for sale board on the adjacent property on Fron Haul. This they remedied soon after by taking it down from Fron Haul and moving it to No. 1 Stryd y Brython, only then to see another sign appear at Fron Haul! It seems that both are on the market. 

No. 1 was last on in 2015, with an asking price of £299,000. This the vendors dropped to £279,500 and it sold to the current owners, a family from Bilston in Warwickshire, for £272,500. It took that long to sell. Given its history, it was perhaps a little surprising that the difference between the asking and final price was only £7,000.

No.1 had previously been rented out. As such, it looked a little grim. The new owners have made the front of the property look presentable again (even desirable, though you cannot hide the mismatched brickwork, although the agent's slightly over-exposed photo tries hard). For example, now, it has a rather tasteful oak door (and lighter, oak-effect windows, though we think these were changed mid-way through the previous time on the market), rather than the previous hideous mahogany effort. It's nicely lit during the autumn and winter evenings. There was no need to tackle the kitchen or the sole bathroom (what, no en suite at £350,000?), as these were modern and remain intact.

So, why the asking price of £350,000, or a cool £77,000 more than they paid? They converted half the original garage into what had become basically a granny flat with en suite shower room, with its own entrance off the front door. That process was both costly and problematic. We understand that the original contractor which we think was from the Wirral did a midnight flit, leaving the owners with a part completed project. Granny moved out a while ago. The new room could be a day lounge or, appealing to those now forced to work from home, what about a comfortable home office?

Nice though this idea is of having basically full facilities on the ground floor, we doubt that it would command such a massive premium no matter how desirable the conversion makes it. And we suspect that the neighbouring Fron Haul two-bed semi will go faster.

» No. 11 Stryd y Brython

Here's a house with a very interesting recent for sale (or no sale) history. Added recently on September 23rd, we welcome it back to the cohort of four bed houses currently available. 

This time, the owner is on with Purple Bricks and with an asking price of £350,000. That's some inflation. Read on and see why. 

It started life in April 2013 with Cavendish Ikin at £339,500 and about a year later swapped to Beresford Adams, asking £330,000. In late 2014/early 2015, it went to Williams Estates and Beresford Adams jointly, at £325,000. There was nowhere else for the owner to go (locally). The vendor is understood to have refused several offers, all lower of course and that's because the house was over-priced. There it stayed, solely with Beresford Adams into 2017 when, in July 2017, she added Reid & Roberts, Mold, dropping the price to £315,000. In 2019, it was removed from the market.

Now, though, it's back and for an astounding £350,000. This is not one of the largest four bed dwellings on Parc Brynhyfryd and it is basically the same size as No.1 although configured differently and with a side extension study, an en-suite and a reasonably-sized garden. You could've put in an offer for a larger property with a study and views to the Clwydians for £340,000 but with one larger house on the market sold for £395,000 the vendor of no.11 might just get lucky this time. We shall see.

Also added on September 23rd is Coetmor, a unique and special house once owned by Derek and Cllr Bobby Feeley. It last changed hands in 2014, for £455,000 and the current owners from November 2017 ran it seemingly successfully as a bed & breakfast lodging house (5/5 from eight reviews on Trip Advisor and 9.6 'Exceptional' on Booking.com with some 140 reviews). 

It's now on for £599,500. Another nice price!
