Sold—at Last

Since our housing update of March 12th, we note that there are still few properties on the market—yet the number of solds subject to contract is still buoyant.

Crumbs. The most interesting to note is no. 11 Stryd y Brython, Parc Brynhyfryd. After more than five years, it's gone (or, rather, is going). No forward chain helps. This is Rhuthun/Ruthin's longest-marketed home. It started life at £339,500 in April 2013. Several swaps and re-swaps of agents later and it appears sold. It's most recent asking price—from January *2017*—was £315,000, which is £25,000 off. At £315,000, it's still way over priced—and that's been the problem throughout: an unwillingness on the part of the owner to lower her price. Has this strategy paid off, though? She certainly appears to have a good price for it. She may have been in no particular hurry to move but she could have shifted—and been better off—had she been realistic at the start, even at £315,000. It was stuck at £330,000 a year after first offered for sale. Back then, there was more choice regarding a forward purchase than there is right now.
 
Also in March, we mentioned that there were only 60 properties on the market, of which 20 were sold subject to contract. It's now well and truly into the peak selling season and we've only seen 11 additional homes. And the number of STCs has risen proportionately to 24, also a third.
 
Remarkable. Perhaps this is why no. 11 Stryd y Brython has now sold.
