Winter Housing Update

This post features dwellings for sale. There's also an interesting development on lettings that will be the subject of a later article.

One of Rhuthun/Ruthin's more unusual homes found its way onto the market in October. It's Greyholme, Greenfield Road and will be instantly recognisable to anyone from that quadrant of Rhuthun. It always seems somehow abandoned, swept in from Chernobyl on a strong easterly, perhaps. Even now, some Netflix producer could be eyeing it up for added atmosphere in a future cult TV drama. 

Greyholme when bought will be torn down. That much is obvious. Even the estate agent hasn't bothered to show individual room measurements, detail, pictures or floor plan. In Greyholme's place, we shall perhaps see two all-white-with-grey monoliths now so popular. If a developer feels that the asking price of £295,000 is fair, that is. It's under auction. 

If you prefer something more conventional, there's a four bed house available on Parc Brynhyfryd. This one reached the market a month ago and is the only one thereabouts for sale. There's no previous sales history available but we do know that in 2020 it was marketed. Very little if anything has changed since then, bar the price, which has increased from £395,000 to an amazing £465,000—an 18 per cent jump. Yikes. Of course, this could simply be Cavdenish Ikin pricing

A similar if not quite so large four bed detached house at £360,000 has languished on the market on Erw Goch since the summer. Here, then, is the difference between Erw Goch and Parc Brynhyfryd: about £100,000. 

You'll also pay around £360,000 for a three bed bungalow in the most popular positions. There are three on at the moment, including one on Llys y Berlan at £400,000. Unlike most larger houses, these three bungalows are all under offer. Two slightly cheaper bungalows added in September and October on the popular Castle Park £330,000 and £335,000) and one at Bryn Rhydd (also September, £300,000) are unsold. 

If you're after something along heritage lines, look no further than imposing and impressive double fronted Plas yn Dre, Castle Street. It went on the market in April 2023 for £600,000. We're not sure of the subsequent history but it's now marketed by a different agent and being sold under an online bidding process, with a starting bid of £465,000. The current owner had previously put this on the market in 2020 for about six months only. It last sold in 2016 for £375,000. 

Meanwhile, The Wynnstay, the half of the former pub whose rakish angle looks out for lower Well Street, is under offer again. In April 2023, it went on for £400,000 but after a crash diet lost £60,000 almost overnight. It was then posted under offer but that didn't last... till now.
