Housing: Llanbedr

What about housing other than in Rhuthun/Ruthin town? Let's take a look at Llanbedr, usually credited as having more relative wealth than Rhuthun. With views over the Vale and its position a bit nearer to the east, it remains very accessible for Rhuthun. It's the village of choice if rural life is your thing. Of course, it has no services worth speaking of (till the Griffin finally reopens, of course). And, all those huge properties overlooking the Vale are also in earshot of the A494 trunk road. Still, it's traditionally been very popular.

There are currently 22 houses on the market in Llanbedr. Not a huge number. Seven are sold. That leaves 15 available. Of the 85 dwellings on the market in Rhuthun, half are sold and half remain. On a like-for-like basis, there are about a third more houses for sale in Llanbedr than Rhuthun.

15 houses out of a total number of households of 622 is 2.4 per cent on the market. In Rhuthun, 44 out of 2,406 households is 1.83 per cent.

Llanbedr's prices average much higher than Rhuthun's. That's to be expected. In other words, more of Llanbedr's are high end and in Rhuthun there's a greater span of property available a range of prices.

The median is perhaps more representative, given the huge variation in individual prices, from £149,995 to £1,750,000 is £360,000. Take out the property over £1m and the mean is £361,739 and median £342,500.

Rhuthun's mid-price sector (£250,001 to ££400,000) is doing well and even bucking the trend. You cannot say the same for Llanbedr. 

Dwelling over £1m

It's hard to think that when this property debuted in 2016 it was for sale at £3.9m and it was reported that José Mourinho was interested (had he bought it, he'd've had a problem with his move from Manchester United to Tottenham Hotspur). Anyway, there it languished, perched among the tundra at the Clwyd Gate and through a succession of estate agents is from June 2020 with Hinchliffe Holmes Homes at a paltry £1,750,000. That, of course, is less than half price. 

Jackson-Stops (and Staff?) are offering a house for sale above £1m or is it? The same house is for sale, one added in June 2020 at £1,475,000 and the other in September at £850,000. Obviously some sort of human error. It has two more bedrooms that Castell Gyrn (but no fire-breathing dragon). It includes a four-bedroom cottage, as well. 

The Opposite End of the Spectrum

Three 'two-bed park homes' are available at the Woodlands site at Llanbedr (not to be confused with similar things at Woodlands Hall). Two are £149,950 and a third £159,995. They're basically posh trailer homes without wheels, for retired people and they bring the average price at Llanbedr down a little, by £45,000. They won't be to everyone's taste. All three were added in December 2019. 

Sub-£250,000

Llanbedr boasts five 'proper' homes between £225,000 and £250,000, all but one of which is sold. 

And the Rest

There are 10 properties on offer between £284,950 and £500,000. Three are sold. One was previously on the market with local agent Beresford Adams for £500,000 for two years, is from May 2019 with Strutt & Parker, Chester (where, we assume, the potential buyers are) and has reduced to £475,000. It's set slightly away from the A494 and it comes with an outdoor swimming pool. There's room for a modest additional property in the grounds, something popular in this part of Llanbedr (even though the additions are all larger).
