Glasdir—a Request

I don’t usually do requests. Nevertheless, Andrew left a comment on this site yesterday asking,
“I currently work in North Wales and am hoping to buy one of the smaller houses on Glasdir. Any advice would be welcome. Will I need to pack swimming equipment and have sandbags at the ready? A lot of previous posts seem to say that this area is really prone to flooding. I was wondering if the money the developer seems to have spent will prevent flooding. Diolch yn fawr.”

Let’s be honest, few in Rhuthun have welcomed Glasdir. Actually, Rhuthun hasn’t welcomed much in the way of its new housing, so Glasdir’s in good company. Yet, we accept now established estates without a second thought. The thing about Glasdir is that it’s somewhat isolated from the rest of town. But that’s also its strength. You can get on with life within a small community within what is a very pleasing environment, with the Clwydians behind it and without any town centre issues. And, currently, it’s surrounded by fields, even if this landscape is supposed to change when (if?) light industrial units ever get built opposite (as was the original plan).

There are certainly worse places to live. And once you get behind those rather urban-style tenement blocks at the entrance to the estate, the housing within is attractive and the estate’s well laid out. There are a number of styles. Only this week staff added additional landscaping features.

If you’re concerned about flooding, talk to the developer and talk to those who’ve either moved in or are about to (we can only assume that they're not put off). Plus the Environment Agency, of course. Expect only objective answers. Before development, the land was certainly known for some slack water. The developer has put measures in place to overcome this. When the former Welsh Development Agency built the northern relief road, there were additional and significant safeguards capable, it’s said, of dealing with freak meteorological conditions.

Anyone looking to buy a brand new house at the moment is likely to be able to negotiate a good deal. That said, there are also some bargains around town, if you’re looking for something with a little history. But you certainly shouldn’t discount Glasdir, as there's much going for it. Either way, we look forward to your joining the town community of Rhuthun.
