£750,000 seems excessive for a house with zero reception room and zero bathrooms

Marked as sold subject to contract within exactly one week of joining the housing market is Argoed, behind upper Mwrog Street.

You approach the house along a curved drive off Mwrog Street to find a secretive yet very pleasingly proportioned frontage. Few get to see behind that façade and it was with considerable interest that the full extent of the house and its gardens was revealed by estate agent Cavendish Ikin. 

The detached house with one acre of land and even its own footbridge was placed on the market for £750,000. Yes, it's worth a fair packet. Yes, it's said in part to be from the 18th century. Yes, it has considerable character. Yes, it's what the new breed of home worker desires: space inside and out, and seclusion, yet within reach of all amenities. 

And, yes, Cavendish Ikin as ever took a punt at the higher end of the price range and, this time, it's paid off for the owners who moved here just over 20 years ago. The owner is originally from Rhuthun/Ruthin and returned to retire here after a successful academic career. 

Cavendish Ikin refers to Argoed as 'elegant' and, of course, those words beloved of estate agents appear: 'Benefitted (sic) from a sympathetic programme of modernisation and refurbishment'. We suspect, however, that Argoed sold itself and Cavendish Ikin could've written a description for a semi-detached coal scuttle and still got an instant sale.
