Commercial Property Update

Llanrhydd Manor has sold. This is the former solicitors' office redundant upon Swayne Johnson's move to Clwyd Street and placed on the housing market last year, at £335,000. It has consent to return this to a dwelling, should a purchaser wish. 

It became STC earlier this month. 

It's an imposing double-fronted property but the giveaway was this sentence from agents Williams's Estates: 'The property provides a rare and unique opportunity to refurbish the accommodation to individual requirements'. That's estate agent speak for 'it'll cost you an arm and a leg to bring it up to accepted current standards'. It isn't in the best of locations, either, on the busy road to Wrexham, near a busy junction, and within earshot of the beeps of a pelican crossing. Other than a fine Minton tiled floor upon entry, there's little to like (unless your preference is for fluorescent strip lighting, throughout). It really is a blank canvass.

Also recently sold is the barber known as Cutting Corner almost opposite Llanrhydd Manor. It's one floor only, with a main shop and kitchenette (estate agent speak for a sink & drainer). That was on the market for a tenth of Llanrhydd Manor (£32,000). 

Meanwhile, Castle Bell newsagent has been on the market for £350,000 since September 2018. The asking price was for three beds, a shower room (no bath) and of course a shop and storage area. It was removed off the market this year, unsold.

Added on February 17th is the empty hairdresser on Well Street, next to the Manor House boutique rooms with restaurant. It's a 'spacious shop' (estate agent's speak for tiddly) with three-bed flat over. Williams Estates say that it is ' located within walking distance of Ruthin town centre'. Erm, Williams' own shop is next door. Do they not know that they are in the town centre? Or do they view The Square and only The Square as such? Whatever. The property in or near the town centre will cost you £225,000. There's a nice amount of old wood within. 

Near enough opposite the Manor House is Blossoms. The beauty people moved out of this Well Street premises (we're not sure to where exactly but away from the town centre) and the owner put the property on for £195,000 on March 7th, 2022. Like Llanrhydd Manor, it has consent to return to a dwelling. It has now SSTC.  

On Borthyn, the premises that includes a self-contained hair salon was on February 14th reduced to £249,950. This includes substantial accommodation, with three beds on the first floor, a fourth and possibly a fifth on the ground floor. 

In transition on March 10th

The most interesting commercial sale by far, though, is the one we're leaving till last. This is Plas Coch, latterly and for many years the Conservative Club. In November 2021, the Association of Conservative Clubs marketed the premises via Cavendish Ikin for a long term lease but that changes on January 14th when the premises went on general sale for for £550,000. It became SSTC on March 10th. This grade II-listed building is one of Rhuthun/Ruthin's oldest or, rather, the frontage is. 

We missed this when it went on the market so cannot say when. £280,000 buys the three-storey building which includes the Duke Stores shop plus flats on Mwrog Street.

As Cavendish Ikin put it, the premises is 'ideal for use as a restaurant and hotel with three large function rooms to the ground floor'. We don't yet know who's bought it or what their plans are. It's good to see it sold, though. No, it's great that it sold.
