A Bumpy Road

The twists and turns associated with Bryn Goodman's The Nooke continue. The bungalow has long been empty. It's now demolished. For planning purposes, the large site was divided into two. 

The Nooke as it once was 

As regards the front, readers may recall that in April 2020 Roberts Homes submitted an unusual application for a block of four flats. This was rejected upon appeal. There followed in September 2021 an application, subsequently approved, for two detached four-bed houses.  

As regards the rear, in August 2018 then superseded in November 2018 came a planning application for a single four-bed detached house. This was granted. Meanwhile, there seemed to have a change of heart. On January 26th there was a new application. It is now proposing a three-bed bungalow, with flat roof, for the rear. This remains pending, of course.

It was our opinion that whether house and flats or three detached dwellings constituted over-development of the site but two houses & bungalow is certainly preferable to a detached house and an out-of-character block of four flats. 

Empty for several years, yet in September 2021 the Clwyd Connection distributors nevertheless optimistically left a magazine!

Meanwhile, from December 2021, the Nooke was progressively cleared. This finished last week and preparations are now in hand to build the detached homes to the front. 

It was our opinion that flats were unacceptable on the site and although the three proposed dwellings on The Nooke perpetuated the continued over-development at Bryn Goodman, it's a lot more acceptable.

Elsewhere on Bryn Goodman

On January 17th, the new occupiers of Hunter's or Hunters' Lodge moved in. Other properties remain unsold. Coppins (adjacent to The Nooke) reduced in price to £695,000 in October 2021; this is the same price as the refurbished and extended Llys Gwyn towards the bottom of Bryn Goodman. Llys Gwyn will now consider a part exchange.
