At the Other End

At the other end of town and the other end of the spectrum to the dizzying heights of Bryn Goodman is this residence, which found itself back on the market on October 21st.

This is a dwelling with a large central room providing living and bedroom space in one. As only estate agents can, Cavendish Ikin spins this as a 'studio flat' (aka one-room bedsitter) and a grade II 'attractive apartment with two large arched windows' with 'newly refurbished fitted kitchen and modern shower room'. Later, they describe the kitchen and shower room as 'contemporary'. Translated, this means it'll be out of style next season. 

The bedsitter found its way on to the market almost exactly one year ago, on September 8th, 2020. The asking price back then was £60,000. By January 2021, it had actually sold STC. Then came the January 2021 floods. This, of course, is the reason why the place now has such 'contemporary' features. General house price inflation and the quality of the refurb adds £10,000 to the original asking price, a 17 per cent increase†.

The date this was reintroduced to the market may have coincided with the refurbishment but it may also be linked to the imminent work on the flood protection improvements at Cae Ddol.

† The price was reduced to £65,000 on November 9th and thereafter it sold quickly.
