Agincourt Update

On the market yesterday was G Parry's yet-to-be-completed facelift of Agincourt, the three-bed link-detached house on Denbigh Road once renowned for its moat and mock timber exterior & interior. The place needs and is getting a total makeover, plus modest extension where once was a garage. There's an outhouse at the rear, too.

Agincourt had previously failed to sell at £199,000 and, given its internal appearance, that's hardly surprising. Cavendish Ikin tried their best but, well, not even 'A unique and very distinctive three bedroom detached house, a prominent feature for many years on Denbigh Road' could tempt potential purchasers. It left the market, pending the current work.

As was

G Parry's asking £359,500. Remember that this is a three-bed property. A link detached example sold in March this year, at a much better location, on Erw Goch, for £242,500. A second and third, one on Lôn Menlli and the other Erw Goch shifted for £245,000 and £220,000 respectively. G Parry would probably argue that, at £359,500, you're actually buying a new home, such is the investment they have made. We'd argue that it's over-priced, simply on the basis that it's Cavendish Ikin, the inflationary estate agent.

And Cavendish Ikin's particulars are rather humourous. 'AN EXCITING AND REAR OPPORTUNITY' shouts the headline. Think they may mean 'rare'. They continue, '... PROVIDE A CONTEMPORARY AND SPACIOUS AND FAMILY HOME' when it would appear there are too many ands. Or, perhaps many ands make light work.

I know you'll find the occasional (LOL) typo on this blog but I'm not running a business.

Then there's 'views across town to tHe Clwydian Hills (sic), new luxury en-suite, 2 further double bedrooms and new bathroom, new double glazing and gas heating,. (sic)' and 'Inner Hall - A central space with tuned staircase (sic) with enclosed cupboard, radiator.'

My clear favourites are:

'Lounge - 4.27m x 3.58m (14' x 11'9") - A separate room with wide double glazed window with aspect over the front garden tv point and radiator' 

and

'Home Office - A private study ideal for home working it has ample power points, view over the front garden and radiator'

This is real 'Eats, Shoots and Leaves' stuff. What the particulars say and what they mean are two different things. The implication here is clearly that there is a radiator in the front garden (also a TV point). What nonsense. And, look, there's also a radiator in the back garden, too:

'Bedroom 1 - 4.27m x 2.92m (14' x 9'7") - Double glazed window with aspect across town to The Clwydian Hills, radiator.' At least there's a comma between Clwydian Hills and radiator. And, finally, another typo:

'Garden Room - A versatile building which can be used fro (sic) a variety of activities. It provides two rooms, 8'10" x 6'9" and 11'62 (sic)  x 8'7"'.
