Housing Update

The topsy-turvy housing market continues to amaze. It may now be available for a knock down price of 'only' £1,750,000 but Castell Gyrn, Llanbedr, has at last sold. It was originally on the market for £3.9m in 2016.

Not only Castell Gyrn in Llanebdr, but Hirwaen, too, a house previously simultaneously on the market by the same agent for two prices (owing to a mistake). The owners of Castell Gyrn and Hiraewn have had to take significant hits to sell, but sell they have. 

Meanwhile, in town, the market may have slowed for the end of the season but you stand a far greater chance of reaching your asking proce, even if the value of the property seems excessive. Compare these two bungalows, both advertised at £250,000, both sold. The bottom one's been STC for a while now. That re-entered the Market in November 2019, after a long-ish period which culminated in a sale that fell through. 

The top one was added in mid-August and sold last week. But, unlike the lower one, the upper has one fewer bedroom (two, rather than three) and it overlooks the hospital site. Yet, in spite of these drawbacks, here it is, sold, for the price of a three-bed. Another three-bed bungalow, slightly newer, at Glasfryn, entered the market in June 2020 and was sold within a month, also at £250,000 

Meanwhile, October 12th saw Purple Bricks market Plas yn Dre for £595,000. In usual Purple Bricks fashion, they really tempt you to view. Local boring agents could learn a thing or two. Purple Bricks even use an exclamation mark! 'Rarely do homes as beautifully unique as this come to market! Located on the ever desirable Castle Street, just a few doors away from the castle entrance this stunning period home is wrapped in history and splendour.' Who wouldn't be seduced? In terms of works that seemed to last forever, the owner has only just completed a proper cleaning of the frontage; and she has re-set the rear courtyard and access. She bought Plas yn Dre in 2016 for £375,000.
