A Select Property

Earlier, when we looked at the Rhuthun/Ruthin housing market, we hinted about something significant as regards residential rentals. On January 13th, Porth y Dŵr was put up for let.

Compared to Railway Terrace, Porth y Dŵr seems reasonably priced

Porth y Dŵr is one of our more significant buildings. Its pleasing façade hides what is actually medieval. Over recent years, it's been lovingly and painstakingly restored. This was completed in 2017, after which it has been available as a holiday let. The owners blame recent Welsh government legislation for its closure as self-catering accommodation. This legislation has subsequently been adopted by Denbighshire council. It revolves around the the maximum amount of time a holiday property is allowed to be 'empty'. If owners cannot fill their accommodation for the new specific period, they are subject to what Porth y Dŵr believes are punitive taxes. Hence the decision to let it as a dwelling rather than visitor accommodation.

The Porth y Dŵr website puts it quite pointedly. This is reportedly the reason why The Star remains empty. The other side of the coin is the desire by the Bae Caerdydd coalition to return empty properties to the housing market.
